About Peppertree Bay Resort: Our Community Amenities

A:

Peppertree Bay is located on the island of Siesta Key, which is part of Sarasota. Peppertree Bay is a Gulf-to-Bay community that is located directly on Crescent Beach, just south of Siesta Beach.

A:

Ideally located at almost the midpoint of Crescent/Siesta beaches, Peppertree Bay extends across the Key, from its private beach on the beautiful Gulf of Mexico (west side) to the Intracoastal Waterway on the east, referred to as the “Bay side”. There are two heated pools, one along the Gulf and one on the Bay side (at the “Jungle Garden”), each with outside showers. On the Bay side, there is a walkway and lovely pier, with a spot for cleaning fish should you have a lucky day of fishing.

There are tennis courts, a well-equipped fitness center (with restrooms, showers, and dry saunas), two clubhouses (each with fully equipped kitchens), and BBQ grills. The majority of our units have 2 bedrooms. We also have a limited number (four total) of 1-, 3-, and 4-bedroom units. Our minimum stay is 30 nights. All the rental units are turnkey furnished and are privately owned, so no two units are alike. All of our amenities—including our clubhouses, swimming pools, saunas, tennis courts, pier, fitness center, kayak access to the Bay, and the list goes on—are completely free and included in your purchase or rental fee. In addition, all units, clubhouses, and pools offer free Wi-Fi. Enjoy them as much as you wish!

A:

No, they cannot. Unlike some tropical beach resorts on Siesta Key, Peppertree Bay does not make any amenities of our resort available to local residents or to those staying on other properties. Peppertree Bay is reserved exclusively for those who own or rent our units.

A:

Yes. You’ll find others occasionally needing to work and wanting a break from being inside their condos. There are tables with umbrellas at both of the pools and a covered breezeway with tables and a soda machine at the Gulf-side pool. There are also quiet spaces within each of the clubhouses (where free Wi-Fi is available). You might try working under a tiki shelter on the beach on a calm, sunny day or perhaps you might sit down at the pier to catch up on your work.

Arranging Your Stay at Peppertree Bay

A:

A:

We need your name, address, city and state, zip code, email address, and phone number(s) and must be at least 25 years of age. A deposit of $1,500.00 will secure your reservation. The next payment is due 90 days before arrival and the final balance is due 30 days before arrival. We accept all major credit cards as well as personal checks (US funds).

A:

Yes, absolutely! In fact, we encourage you to do so. It is safe, easy, secure, and fast. You’ll receive an email confirmation, but (just like telephone bookings), we don’t provide reminders about when your payments are due (simply note in your calendar for the follow-up payments you’ll need to make). Once you have selected the unit you’d like to reserve, select your dates, get an instant quote, and hit the “BOOK NOW” button. It’s easy-peasy!

A:

To alter, change, or cancel a reservation, the request must be in writing and must be greater than 90 days prior to arrival. The cancellation fee is $150.00. Cancellations made in fewer than 90 days prior to arrival are not refunded.

A:

As much as we all love our pets, Peppertree Bay does not allow any animals in the units or anywhere on the property. Animals are not permitted on Crescent Beach or Siesta Beach. We are ADA and FHA compliant.

A:

You can walk to a number of shops and restaurants, but if you’d like to venture off the island and enjoy more of what southwest Florida has to offer, you may want to drive your car or rent one while you’re here. Siesta Key also has a trolley called the Breeze that will shuttle you all over the Key. Other options include Uber/Lyft, Siesta Key Trolley or free rides for tips only.

A:

All units are turnkey furnished, including all bed linens and towels. There is a roll of toilet tissue in each bathroom, small bars of soap, a trash bag in all of the wastebaskets, and a roll of paper towels. Items such as foil, salt and pepper, napkins, and other kitchen staples will need to be brought with you.

A:

Check-in is generally at 3 p.m.; however, we will try to get you in earlier if possible. Check-out is at 10 a.m., no exceptions. The office is open Monday through Friday, from 8 a.m. to 5 p.m.

A:

The office is open Monday through Friday, from 8 a.m. to 5 p.m. After 5 p.m., all key packages are given to our 24-hour, on-site security staff. Simply call the office phone number (941-349-7777), which is forwarded to security at 5 p.m. They will assist you in receiving your key package.

A:

Housekeeping will be at your unit the day of your departure. If you would like to have things freshened during your stay, we can provide you with a list of contract cleaners and the two of you can work out the particulars.

A:

Yes! Your set of keys from the office has a mailbox key on it. To forward your mail, use the physical address of the unit you’re staying in. Please do not forward your mail to the office address. We are not equipped to hold tenants’ mail.

A:

All the units in the rental program have at least one landline to make local calls as well as emergency calls.

A:

All the units in the rental program offer free Wi-Fi (and Comcast/Xfinity cable television). The login information with the site name and password is placed in the unit prior to your arrival.

A:

All the units in the rental program have their own washers and dryers.

A:

Your welcome packet includes check-out instructions.

A:

A two-bedroom unit can accommodate a maximum of 6 persons, including children and infants.

A:

At least one person in the party must be 25 years of age or older.

Our Rules & Guidelines

A:

Peppertree Bay is a smoke-free environment. There is no smoking allowed in the units, on the lanais, or in and around the pool area.

A:

All units are equipped with smoke detectors and the smoke detectors in the mid-rise buildings are connected to a centrally monitored fire alarm system. Tenants are not to tamper with or disable any smoke detectors or fire alarm system equipment and all costs associated with any violation of this will be charged back to the tenant and/or unit owner.

A:

All persons using the swimming pools and beach do so at their own risk. Pool rules are posted at each of our two pools. The public beach (Siesta Beach) to the north of our beach (Crescent Beach) does have lifeguard stations.

A:

  • Pool is for Owners, Registered Renters & Guests Only
  • No running or jumping in pool area
  • No glass, food, or large coolers allowed in pool area
  • No pets, floats, or balls permitted
  • No audible sound equipment; use headphones
  • No smoking of any kind
  • Shower before entering pool; bathing suit required
  • Do not use pool if you are ill; wear protective diapers if needed
  • Children under 12 must be supervised by an adult
  • Pool Hours: Dawn – Dusk/ 27-person pool capacity
  • In case of emergency, call 911
  • NO DIVING

A:

No, hanging laundry garments, towels, bathing suits, or other objects on balconies and patios is prohibited.

A:

Feeding of the seagulls is strictly prohibited at Peppertree Bay and the pool and beach areas.

A:

When you check in, you will be provided with a parking space assigned to the unit and will be issued a parking permit that must be displayed on your car’s front dashboard throughout your stay at Peppertree Bay. Any vehicle that does not have a parking permit properly displayed or that is improperly marked may be fined and/or towed in accordance with Florida law.

A:

There is a car-washing spot within the parking areas on both the Gulf side and the Bay side. Please note that vehicle detergents and soaps may not be used (because of runoff/environmental concerns).

A:

Unfortunately, no. Peppertree Bay does not allow any trailers, boats, motorcycles or recreational vehicles of any kind on the property. Please make other arrangements for your trailer, boat, or recreational vehicle while staying at Peppertree Bay. There are several storage facilities nearby.

A:

There are a number of parking spaces throughout the complex marked “Guest” where guests may park; owners/renters must obtain a parking permit from the office (or security staff after hours) for their guests’ vehicles. The parking permit must be displayed on the vehicle’s front dashboard.

A:

Should you find another vehicle in your designated parking space, please park in an unmarked space and report the vehicle to the office or call security if it is on a weekend or after 5 p.m.

A:

Sidewalks, driveways, entrances, unit entries, stairways, elevators, walkways, and other common areas of access must not be obstructed in any way. These areas must be kept free of any materials. Unit entries, especially, must not be obstructed by floats, beach chairs, bicycles, shoes, toys, etc. per regulations of the Fire Department.

A:

Yes, there are bike racks located within the garages of the mid-rise buildings and near the clubhouse at the beach.

A:

Depending upon the unit, your garbage should be placed in a tied garbage bag and disposed into a hallway trash chute (mid-rise buildings) or into trash collection cans designated for your unit/building. Recyclables are collected separately in appropriately marked cans (details are provided in your welcome packet).

A:

Charcoal and propane grills and other cooking devices are strictly prohibited. The BBQ grills located throughout the complex may be reserved through a sign-up sheet in the office.

A:

Owners or guests shall be responsible for destruction, damage, or defacement of buildings, facilities, and equipment caused through their own acts and/or the acts of their guests and children. This also includes damage to any household items within the unit that occurs during the renter’s occupancy, excluding normal wear and tear. Any damages will be charged to the credit card on file.

A:

An authorized employee or repair person may enter the premises during customary business hours for any purpose connected with the repair, improvement, care, and management of the premises. Courtesy notice will be provided in advance except in emergency situations.

More About Siesta Key

A:

On the island itself, there is a 7-11 convenience store on Midnight Pass Road, just to the south of Stickney Point Bridge. There is also Morton’s Market in the Siesta Key Village at the north end of the Key. On the mainland, just after crossing Stickney Point Bridge and Tamiami Trail/Route 41, there is a Publix Supermarket.

A:

You will find that heading in either direction on Midnight Pass Road will bring you to the Village to the north (five-minute or so drive) or to the South Village (to the south about a mile). In both areas, there are multiple casual and upscale dining spots (for breakfast, lunch, and dinner) as well as ice cream/gelato shops, bars and pubs, gift/jewelry/souvenir stores, wine/liquor stores, clothing shops, Davidson Pharmacy (one in each location, both with a U.S. Post Office window inside), and other services and shops (from hair/nail salon to fish market and massage studio). Many guests delight in “never leaving the Key” once they arrive!

And our web cam right on our home page gives you a bird’s eye view of our beautiful private beach any time of day or night!

A:

The short definition: Red tide is a discoloration of seawater caused by a bloom of toxic red dinoflagellates.

The longer definition: Red Tide is a common name for a worldwide phenomenon known as an algae bloom when it is caused by species of dinoflagellates and other algae. The upwelling of nutrients from the sea floor from massive storms is most likely the cause of these events.

Call our security staff (941-349-7777) for assistance. There is a $35.00 fee per incident to assist you.

Miscellaneous Guidelines

  • For the safety of all guests, please refrain from using spray-on sunscreen products in the hallways or walkways.
  • Music can be enjoyed within a 10-foot radius of the source. Headphones are recommended.
  • Quiet hours are observed starting at 10 p.m. No loud music or parties are permitted on the property.
  • Beach furniture should not be removed from the property or taken into the salt water. Please return all beach furniture after use to the grassy berm areas near our walkway to the beach.
  • All personal property must be removed from the beach by sunset.
  • Please wash sand from feet, shoes, and toys when leaving the beach.
  • No bonfires, open fires, or fireworks of any type are permitted on the beach or anywhere on the premises.
